A practical guide / Selling

Prepare
with a purpose.

Before spending on a property, get clear on the problem you are trying to solve.

General education · Updated October 26, 2026

Start with the property’s position.

Look at comparable sales and current competing properties with your real estate professional. The relevant question is how your home will be understood by likely buyers, not simply whether a change looks attractive.

Separate presentation from repairs.

Decluttering, cleaning, lighting, and photography preparation serve a different purpose from fixing a leak or addressing a building issue. Discuss the scope, obtain advice from qualified trades when necessary, and keep records of work.

Be cautious with large upgrades.

A renovation involves cost, time, disruption, and uncertainty. A higher sale price is not guaranteed. Compare the potential purpose of the work against its cost and your circumstances before proceeding.

Keep the information accurate.

A property should be presented honestly. Ask about disclosure obligations, obtain professional advice where required, and confirm the details used in photographs, floor plans, listing descriptions, and other marketing.

Bring it back to your own circumstances.

This guide is general information, not legal, tax, financial, inspection, or investment advice. Talk to the relevant qualified professionals before making a decision.
