A practical guide / Condo living

Look beyond
the beautiful kitchen.

The unit is one part of the purchase. The building, the strata, and the ownership details deserve a closer look too.

What do the records tell you?

Discuss which documents are relevant and available, including strata minutes, financial statements, budgets, bylaws, rules, insurance information, depreciation reports, and the Form B information certificate. Read for recurring issues, pending decisions, and costs that may affect ownership.

What has been maintained, and what is next?

Ask about the history of the roof, exterior, windows, plumbing, elevators, and other major systems where relevant. A specialist can help assess technical issues. A freshly renovated interior does not establish the condition of the building.

What exactly comes with the home?

Confirm the legal and practical arrangements for parking, storage, balconies, and other spaces. Ask about tenure, restrictions, and bylaws that matter to your intended use. Marketing descriptions should be checked against the relevant records.

How does the home feel in everyday use?

Consider light, sound, ventilation, traffic, access, and the layout. Visit when possible, ask about known issues, and arrange independent inspection and professional advice suited to the property. No checklist removes all risk.

Bring it back to your own circumstances.

This guide is general information, not legal, tax, financial, inspection, or investment advice. Talk to the relevant qualified professionals before making a decision.
